One community wants a few hundred dollars a quarter. The other wants a master assessment plus a sub-association fee plus an optional country club application with its own initiation cost and a waitlist. Same zip code. Same square footage bracket. Completely different math.
That gap is the story the median price never tells you.
The number on the portal is already an average of two things
As of early July 2026, the typical home value across the 32082 zip code sat near $849,000. Pull a different slice of the same market and the number moves hard: active listings in early August 2026 carried a median list price closer to $1.8 million, while homes that actually closed during that window had a median sold price nearer $1.0 million. That is not a market correcting itself in a month. It is two different populations, active listings skewed toward the top of the market and closed sales pulled from a wider, more affordable band, getting blended into one headline figure.
Zoom out to the quarter and the blending gets another layer. A Q2 2026 report on the broader Ponte Vedra Beach market put the single-family median sale price near $1.09 million, while the all-residential median, which folds in condos and townhomes, sat closer to $849,000. Same market, same three months, a $240,000 swing depending on which property type you average. Inventory during that stretch had climbed to somewhere between 3.5 and 5.5 months of supply, and homes were closing at roughly 95 percent of list price, meaning sellers still held an edge but buyers had picked up something closer to a 5 percent negotiating window than the near-zero they had a couple of years earlier.
None of that tells you what a specific $1.2 million listing actually costs to carry. For that, you have to leave the zip code average behind and look at two real communities sitting inside it.
Same schools, same gate style, opposite price tags
Marsh Landing and Sawgrass Players Club are both gated communities in Ponte Vedra Beach, and both feed into Ponte Vedra Rawlings Elementary, Alice B. Landrum Middle School, and Ponte Vedra High School. On paper, a family choosing between them is choosing a lifestyle, not a school district. In practice, they are choosing between two different price tiers entirely.

At Sawgrass Players Club, the 2025 HOA budget listed residential master dues at $1,938, and that figure sits on top of whatever the buyer's specific sub-association charges separately. Marsh Landing runs a similar structure, a master association plus 10 sub-associations, each with its own board and its own dues schedule layered on top of the community-wide assessment. Two homes in the same gated community, in different sub-associations, can carry noticeably different quarterly bills even at similar price points.
Club membership adds a second variable that has nothing to do with the HOA at all. At Sawgrass and at Marsh Landing, the country club operates as an entity separate from the homeowners association, which means membership is optional, comes with its own initiation fee, and can involve a waitlist. Compare that to The Plantation at Ponte Vedra, where club access is bundled into ownership itself. There is no separate application and no waitlist to join, though buyers there still budget for association and club-related dues as part of the purchase.
Then there is the line item that shows up on the tax bill instead of the HOA statement: the Community Development District assessment. A CDD is a special-purpose local government created under Florida Statutes Chapter 190, and it funds infrastructure like roads and stormwater systems through a non-ad valorem assessment that runs with the land and gets prorated at closing. CDD status is not uniform across the wider Ponte Vedra corridor. Just a short drive from Ponte Vedra Beach, on the western bank of the Intracoastal, Marsh Harbor carries no CDD fee at all, which is part of why it stood out enough for Toll Brothers to release roughly 50 lots there in spring 2025, followed by about two dozen additional waterfront lots that summer, with builders including Glenn Layton Builders and Brandon Construction approved for custom homes on the remaining sites. Even neighboring communities a few minutes apart can land on opposite sides of the CDD question, so a buyer cannot assume status from a community's age, price point, or marketing. - Is there a master association fee, a sub-association fee, or both, and what does each one actually fund
- Does the property carry a CDD assessment, and if so, is the bond portion still being paid down or already retired
- Is club membership bundled into ownership or sold separately, and if separate, what is the current initiation fee and waitlist status
- How does the community's typical days on market compare to the broader 32082 figure, since homes priced under roughly $900,000 have continued moving quickly this year while inventory above $1.5 million has more room to negotiate and tends to sit longer
That last point matters for pricing strategy as much as for search strategy. A home in the Sawgrass Players Club price band is likely to behave like the faster-moving side of this market. A home in the Marsh Landing tier is more likely to sit in the slower, more negotiable segment where buyers currently have a bit more leverage on price and terms.
A few questions worth settling early
